Therefore, we have developed a checklist of the documents that you can refer to while applying for a mortgage to save you time and effort. This checklist helps in making your mortgage process easy and hassle-free. Depending on what type of solution you are applying for, we may require all or some of the following documents for completing and processing your mortgage. We have also provided a downloadable PDF of the checklist at the bottom of this page.

Required Documents

• Agreement of Property purchase
• MLS listing
• A signed copy of mortgage approval
• Insurance Waiver Application copy (MMP)
• A signed copy of Mortgage Borrower Disclosure
• Assessment Notice or T4 (CRA)for at least two most recent years
• Gift letter along with related bank statement
• Information of lawyer ( including the name and contact details)
• Down payment proof through 90 days before closing investment or bank statement
• 2 recent pay stubs
• Letter of Employment
• Last two years Notice of Assessment (NOA)
• VOID Cheque copy
• Home appraisal document
• Home insurance policy copy
• Renewal or transfer notice from your existing lender document copy (in case of renewal or transfer)
• Your driver’s license or any other photo ID issued by Government

In case of separation or divorce:

• Agreement of separation
• Documents of child support payments or alimony
• Other documents from court or related documents

If Bankruptcy or Consumer Proposal:

• Papers of a court judgment
• Paperwork related to discharge
• CRA or NOA letter
• Other related documents or court judgment papers

Refinancing

• On-time filing of taxes
• A penalty of breaking your current mortgage
• Any payments of mortgage you may have missed
